Why every Dubai tenancy gets registered, what it unlocks, and how Habanto handles it for you.

Ejari is the system that registers a tenancy contract with the Dubai Land Department. In simple terms, it is the official record that you and your landlord agreed on a specific home, for a specific rent, over a specific period.

It matters because a registered tenancy is what most other services ask to see. Setting up DEWA, getting a residence visa tied to your home, enrolling children in school, and resolving any dispute later all lean on a valid Ejari.

The contract names the parties, the property, the annual rent, the payment terms, and the start and end dates. Once it is registered you receive a certificate with a number. Keep that number somewhere safe, because you will be asked for it more than once.

On Habanto, registration is part of the flow rather than a separate errand. When you sign in the app, the details carry straight through, so you are not re-typing the same information into three different places.

A quick checklist before you sign. Confirm the rent and the number of cheques match what you discussed, check the start date lines up with your move-in, and make sure your name is spelled exactly as it appears on your Emirates ID.
